Moving In and Moving Out

A little organisation at each end of a tenancy makes it easier to understand the property’s condition, payments and next steps. Keep your agreement, condition record and important messages together so you have a reliable reference throughout your time in the home.

Before move-in day

  • Read the agreement and ask about anything you do not understand before signing.
  • Confirm the start date, key collection arrangements and who to contact about the tenancy.
  • Check payment instructions through a reliable contact before transferring money.
  • Arrange utilities and your own contents insurance as appropriate.
  • Ask how supplied heating, extraction, alarms and access devices work.

Record the starting condition

Go through the condition report carefully. Record existing marks, damage or missing items and send questions promptly through the agreed contact route. Keep dated photographs and copies of the report. A useful description identifies the room, fitting and concern, rather than simply saying that something is damaged.

During the tenancy, report repairs through our maintenance page and use its existing urgent instructions when needed. Keep written confirmation of agreed changes and read our pet guidance before making a pet request.

Planning to leave?

Check whether your tenancy is periodic or fixed-term before booking a move. A periodic tenant generally gives at least 21 days’ written notice; a fixed term has different ending rules and cannot normally be ended early without an applicable process or agreement. Check the dates, notice content and service requirements with your manager and Tenancy Services’ move-out process. A casual conversation is not a substitute for a valid notice.

Prepare for the final day

Confirm the final rent and arrange a final inspection and key return. Remove your belongings and rubbish, leave the home reasonably clean and tidy, and retain a dated condition record. Leave the supplied chattels and ask about any alteration you made. Arrange final utility readings and provide a forwarding contact.

Bond and final questions

Check any proposed bond refund and only confirm amounts you agree with. If an item is disputed, ask for the detail and supporting records. A final inspection is not a promise of an immediate or full refund. The official process explains the available steps if agreement cannot be reached.
