Dampness, Mould and Ventilation

If dampness or mould keeps returning, tell your property manager rather than waiting for the next inspection. Useful details help distinguish everyday moisture from a leak, drainage problem or equipment fault. A damp home should not be dismissed as a cleaning issue without considering the cause.

Reduce moisture where you can

Use the kitchen and bathroom extractors, air the home when practical and wipe away window condensation. Dry washing outside where possible and leave space for air to circulate around furniture. Report a fan or window that does not work. Tenancy Services explains the responsibilities of both landlords and tenants in its mould and dampness guidance.

What to include in your report

  • Your property address and the room or area affected.
  • When you first noticed it, whether it follows rain and whether it is spreading.
  • Any leak, damaged fitting, unusual smell or faulty heater or extractor.
  • What you have already tried and whether the problem returned.
  • A safe contact number and useful access information.

Keep dated photographs for the manager. The online maintenance form does not provide a photo-upload control; ask the team how to send images with your report. Avoid including unrelated personal possessions or other people’s information.

Know when to call

Use our maintenance page for the reporting form and existing urgent contact instructions. Do not rely on a web message for an urgent situation. Tell the manager promptly about active water entry or a safety concern, and avoid touching electrical equipment affected by water.

For owners: investigate and follow up

Record the report and arrange the appropriate investigation. Check whether the problem relates to the building, drainage or installed equipment. Keep the findings, repair instructions and completion record together. A recurring problem may need specialist assessment rather than repeated surface cleaning.

Our Healthy Homes and rental-safety resource explains the property-file checks. Tenants can return to tenant information for the wider rental journey. Contact Next Step Property Management if you are unsure which route to use.
