Preparing Your Property to Rent

Before advertising a Christchurch rental, work backwards from the date the home will genuinely be ready. A clear preparation plan helps you present the property accurately, avoid rushed repairs and give the incoming tenant a reliable start.

Start with a walk-through and a written list

Look at the home as a tenant will use it. Check doors and windows, locks, lighting, water fittings, supplied appliances and outdoor access. Note damage, leaks, wear and unfinished work. Separate work needed before occupation from longer-term improvements, and give each task an owner and completion point.

Photograph the starting condition and keep invoices or reports with the property file. Where a concern needs a qualified tradesperson or assessor, establish that early rather than assuming an ordinary visual inspection resolves it.

Make the included property clear

  • List supplied chattels, including remotes, access devices and appliance instructions.
  • Clarify parking, storage and any areas excluded from the tenancy.
  • Identify garden or grounds responsibilities to discuss in the agreement.
  • Check that the advertised features match what the tenant will receive.
  • Remove personal possessions and information that should not remain in the rental.

Small uncertainties can become repeated questions later. If a shed is locked for the owner’s use or an appliance is being replaced, have the arrangement properly documented and reflected in the information given to applicants.

Check compliance and supporting records

Bring together the property’s Healthy Homes assessment and statements, smoke-alarm information and relevant safety or building records. Check that the file reflects the property as it stands. Our Healthy Homes and rental-safety resource explains the starting checks and where specialist advice may be needed.

Agree the rental plan before marketing

Discuss the proposed rent, evidence, availability, presentation, viewing arrangements and tenant-selection process. If work is still underway, decide when photographs and viewings can accurately represent the finished home. Use our rent-setting guidance to prepare the conversation.

Before appointing a manager, ask for the agreed services and charges in writing, including GST treatment and any additional letting, advertising or inspection charges. Confirm repair authority, reporting arrangements and how decisions will reach you if you are away.

Finish the handover properly

Arrange the tenancy agreement, initial condition record, keys and instructions as a connected handover. Keep a list of outstanding questions and confirm who will follow up. A home that is ready on the agreed date gives everyone a better starting point than one with unresolved promises.
