Enter a property value and expected weekly rent to estimate gross annual rent and gross rental yield. Gross yield is annual rent divided by the property value, expressed as a percentage. It does not deduct ownership costs.
The optional fields let you include a management fee, vacancy allowance, rates, insurance, maintenance and other annual costs. These entries change the estimated net income and net yield. Use your own likely costs and check whether quoted fees include GST.
The figure labelled “Monthly cash flow” is estimated net operating income divided by 12. It excludes lending repayments, tax and other costs outside the inputs, so it is not the amount you will necessarily have available each month. Results are estimates rather than an investment forecast.
An appraisal can help you choose a realistic rent input for your Christchurch property. Read about our rental appraisals, use the request form below or contact Ray White Next Step Property Management.

These results are estimates only and do not include lending costs, tax treatment, depreciation, vacancy risk beyond the allowance entered, or changes in market rent.
